Commercial pavement work is less about laying asphalt and more about getting the scope right: what the existing section can carry, where the base has failed, how traffic keeps moving and how the work fits a budget cycle. Iron Ridge builds bids around those questions.
Start with the existing pavement
For an existing commercial lot or drive, recurring patches are a reason to review the pavement section before choosing another surface treatment. The useful question is what the pavement is telling you: surface raveling and block cracking usually point to an aged wearing course, while alligator cracking, rutting and pumping at joints usually mean the base underneath has lost support.
That distinction drives cost. Surface distress can often be handled with milling and a new surface course. Base failure has to be removed and rebuilt in those areas, or distress can return through the new overlay.

Phasing work on occupied sites
Retail centers, offices and multifamily properties rarely close. Paving can be sequenced in sections where alternate access is feasible. The project plan may include tenant notices, barricades and temporary routes; off-hours availability and required closures need confirmation.
On a typical rehabilitation the order is: repair failed base areas, mill, tack, pave, roll, then restripe. Each phase is planned so customers and deliveries have a clear route around the work.
Scope a bid you can compare
Commercial paving bids are hard to compare when one contractor prices a 1.5 inch overlay and another prices 2 inches with base repair. A useful proposal should identify mill depth, mix, compacted thickness, repair areas and striping. Confirm those details and exclusions in the actual bid so owners can compare like scopes.
