Separate customer parking from service-vehicle damage

Parking stalls may show surface aging while drive aisles, loading entrances and refuse routes show structural distress. A single treatment across the entire lot can either under-repair the heavy areas or replace sound pavement unnecessarily.

Review recurring patches, turning zones, drainage and concrete transitions. Isolated full-depth repair can be paired with milling and overlay of suitable areas; widespread support failure may justify reconstruction.

Build phasing around the store’s actual operations

A workable plan starts with customer entrances, employee parking, deliveries, cart circulation and emergency access. Work may be divided into zones where alternate routes exist, but closures still need clear limits and owner approval.

Night or weekend production is a project-specific discussion, not guaranteed availability. Confirm operating windows, noise restrictions, notice responsibilities and the conditions for releasing each section to traffic.

Tie striping and transitions into the rehabilitation scope

A resurfaced lot still needs a functional layout. Marking requirements may include stalls, accessible spaces, fire lanes, directional arrows and loading areas. Confirm the approved layout and any review required for accessibility or fire access.

Where asphalt meets concrete aprons, gutters or walkways, mill depth and finished elevations matter. Discuss transition repairs and drainage corrections before paving so they do not become undefined closeout items.

Give owners a decision-ready bid request

Provide a site plan, photos of failed areas, operating hours, desired timing and any existing reports or specifications. Ask which repairs are fixed quantities and which are allowances. Compare surface thickness, base repair, striping and access arrangements rather than relying on the total price alone.
