Paving equipment resurfacing a commercial parking lot

Parking lot paving · Repair · Resurfacing

Parking lot paving and rehabilitation planned around property access.

A parking lot is the first thing tenants and customers touch. When it is cracked, ponding or patched over, it is also a liability. Iron Ridge scopes parking lot work by condition: targeted repair, mill and overlay, or removal and replacement in the areas that need it.

01

Drive aisles fail first

Stall areas see slow, light loads. Drive aisles, entrances and dumpster pads carry trucks, turning tires and refuse vehicles. That is why many lots look fine in the stalls and broken in the aisles. A practical scope often rebuilds heavy-load areas to a stronger section and overlays the rest.

02

Repair, resurface or rebuild

Patching makes sense when failures are isolated. Resurfacing with a mill and overlay makes sense when the surface is aged but the base mostly holds. Reconstruction is for lots where the base and drainage have failed broadly. Bids can be structured with alternates so owners can see the cost of each path.

03

Planning around tenants

Retail, medical and multifamily lot work can be phased where the layout allows. Discuss phase maps, notices, accessible routes, deliveries and required closures before mobilization; some areas may need to close completely.
